Bummed!! Approved....but damn previous short sale!!

XH and I lost our house two years ago next month to a short sale due to his sudden and unexpected layoff in Feb 2010. I've been renting a town house for the last two years.

There is one for sale with great southern and western exposure located on the end unit and only about 150 feet away from where we currently live. We are in the middle unit so one end has a big window and back door. That is it on the main floor.

The one for sale was a GREAT match....more windows that offered light/breezes, view so I can chill on the patio and watch the kids ride their bikes, they could play in a sprinkler, etc.

Long story straight, even though I qualify for a loan over $200K (townhome is $114K) and have excellent credit (best I've ever had yay!), I can't get another mortgage until the three year mark from. So I won't be able to get the end unit. I am so bummed!! That would've really been a great fit for us and even helped lift my spirits as I've been struggling lately....and I hate it being so dark in here, etc.

I asked about a contract for deed until next summer, but his bank won't let them. They need it sold.

I know it's not the end of the world and there are bigger problems in life, I was just finally excited about something and now it's squashed like everything else.

Sorry, I just had to vent (okay, whine)....

I asked about renting but he said they need it sold as they're going to finally finish other ones as they were halted years ago due to the nose dive in the housing market.

Noooo! I am so sorry. I definitely know how it is to have your heart set on something, only to be let down. Especially when it comes to houses and apartments. Do you have any other options available?

I've been trying to think of other options, but I haven't thought of any feesible ones.

Although the housing market has picked up, there is still a chance it could be available come next year. We looked at a house that has been for sale for three years The owners refuse to lower their price, they refuse to rent it out, and they refuse to sell on land contract...basically they won't work with anyone, so it sits vacant Seriously, it could happen with the condo too, if they aren't willing to work with someone.

That's true Mo3! It's been on the market 217 days so far....and no action but me on it! At least they know I want it and maybe they'll contact me down the road and make one of the options (rent it, Contract for deed, etc) work.

I thought Fannie Mae changed it somewhat recently to 2 years?

I think there was mention of 2 yrs.....with 20% down. I can't come up witk over $20K.

Heart and I are renting right now, and our landlord has been so impressed with our handling of the property that he has offered to possibly sell it to us when we get to the end of our lease.

Maybe that's an option for you?

KB, unfortunately I don't want the townhome I'm in as it's a middle unit.
