I'm thinking of buying one directly from the investment company that owns it.

Does anyone have any experience doing this? Do their lawyers draw up all the paperwork, or how is this done?

..you don't need a realtor, but do your homework..

..get a house inspection and also get your own lawyer to make sure everything is done to protect your interests.

We bought our first house without a Realtor. We'd been renting it for about 3 years when the owner decided to sell. We got an inspection done and I had a friend who worked for a title company who walked us through all the particulars. It worked out well because the seller wasn't trying to put anything over on us, and we knew exactly what we were buying. I definitely agree to have a lawyer look over the contract.


Tune out the noise of what others tell you about who you are and work it out for yourself...

Just did that, the house we rented we bought from the seller. We went through a lady that was highly recommended to us at a mortgage lending company and they pretty much did everything and sent to the Title company. It took us a couple of months to get done because where we live we were able to get a rural home loan. We signed a purchase agreement with the seller and got with the mortgage lender and went in to sign papers with her once, then about 7 weeks later we were signing the papers at the title company. We were lucky the guy we bought from was so helpful.

Definitely work with a lawyer and get a home inspection. Make your offer contingent on a home inspection. Hope you have good luck finding something

I've found something that's absolutely perfect for my family and business, and quite unique. It costs next to nothing, seems so far to be structurally sound. The problem is, it's 90 miles from where I live and work. Part of my plan is to phase more of my income into what I earn with my business, which I can conduct from anywhere, so still lots of decisions to be made.
