Our forever home that we would never leave and probably try to get a state permit to be buried there (neither one of us like where our respective families get buried and we dont really have a place of our own, so....)
Anyway....we found one that we keep going back to - over the last few months whenever we look, this property always pops up...every time.
Its a little farther away then we were hoping for to a larger city - the drive to work in the winters would be, fun, to say the least, but it has literally everything on our list - plus it has a second well and septic on the land that we could actually build our dream dream house, and use the current Modular (on foundation) as a guest house for when we have huge ass bonfires and when our out of state friends bring their horses to trail ride.
We have to still sue our realtor/title company/seller (long story)
We would have to sell this house (we talked about renting, but really just want to get rid of it)
We would have to actually qualify for the USDA loan (its considered a farm property since it's already set up for livestock)
We would have to clean up the property - theres junk/old trailers/old cars on the property (that we can see on google maps) and that would cost some money i am sure.
I would have to transfer to the school in said big city - DH can transfer at any time with no hassle.
DS starts school in August.
OMG so many things! Then of course there is my apprehension on moving away from my mom. We are best friends and I don't know if i am ready to go from seeing her pretty much every day to like maybe every other weekend.
Its just....man its everything we want. 46 acres, 30 wooded with great deer and turkey hunding. The rest is alreay fenced for livestock and there is a lean to for horses/cows already.
I dont even know what i am asking, but my fear of just jumping right in is keeping me from pulling the trigger and starting the process.....i just dont want it to blow up you know?
Sounds like an awesome place to me. Can you write a contract that requires them to remove the junk from the property? Have you searched the local records for springs, caves, and sinkholes? This can limit what you are allowed to do as far as building etc.
Where there is a will there is a way!!!!
You have some good questions. I dont know if sink holes are a problem in southern Indiana, but i probably need to look.
We will have to get flood insurance because while it doesn't happen often, the area has flooded before.
DH thought about offering them a much lower amouth sigting all the junk, then bring in a scrap company for estimate on the stuff. The trailers would probably have coper and wire and other stuff, and the cars could be sold by the weight.
Its a process....kinda scary one too.
..when all the pluses add up, all the negatives will diminish.. and those that don't, you will find a way to minimize.

unfortunetly i am a anxiety ridden realist who could worry a hole to china and usually gets stuck in one place.
I am fairly sure that DH would make an offer today if we knew we qualified for USDA. He has already plotted where he would put a little one room hunting shack at the back of the property, where he would bait, how much bigger he would make the little pond and what fish to stock it with. He's sectioned off the fields for the pigs and the beef, and wants the horses to have the most run - right up to our back porch.
Of course, all of this takes money that we just don't have. I might be able to find 2 pennies to rub together in the couch LOL
I don't want to ruin your party, as i am a realist, and try my best to learn from others mistakes. If you live in Indiana you probably are likely to have some caves/springs and sinkholes, so it would be wise to look into that as well, before you buy, or think about building.
My sister and I were each given a piece of land to build on by my parents, and it was wonderful, and even though we are next door neighbors her land had so much more density or lack there of, not sure wich her septic system cost double of mine, and that was based on a perk test done by the same companies at the same time!!!
The house/land would have been smack in the middle of it. The good thing is that it's on the higher end of the topography, but still, would have had an effect.
I will look into the sink holes for sure.
Yeah, so its things like that that make me steer away LOL The hidden crap that you may knock you right out of your home.
