You guys seem to have a busier and more nerve wracking time over there after youve accepted and offer than you do in the run up to trying to find a buyer.

I guess it's similar here but I've never had any real issues brought up on the places I've sold before. I recon this house will be different though as its much higher in value and very old so people will be looking caerfully.

I get you with the window thing. I've got quite a few glazing units that have failed and are misted up, I really don't know what to do for the best with them but they are VERY low on my priorities list right now!

Well I now have a fully working central cooling system and cold & cold running water........

Bloody oil lorry driver refused to come up to the house cause the lane is too narrow....!!!

No hot bath for me today! I'll be even smellier tomorrow! Just call me ForeverSmelly.....

Oh well, at least the toilet is working which is an improvement on last night and most of today.....

Think I might do an hour now and get 2 ceiling roses fitted on the landing so I don't just have wires hanging out the ceiling!

Then I'll mop the kitchen to finish cleaning up after the plumbers.

Yay for you NIK! I'm so excited for you.

I just dropped the price again, and immediately got a showing request for today. Of course, today is really the one day since it's been on the market that it sin't show ready. I had a day from hell yesterday the day before, and my cleaning lady comes tomorrow, so I said fuck it, for two days it can be un-show ready.

The showing got reschedueld until tomorrow at 6.

Some friends from away who stayed the other weekend have just called to say they are coming down next weekend with a couple of other friends of ours to have a fix the house up party.

He's an electrician so he's going to bring his tools, although the electrics are pretty much done already, and the others are going to bring pains and brushes and filler to get all the woodwork filled, primed and glossed....

I'm all excited if I'm honest.

There's the possibility of a whole lot of work being done between us all and also a good bit of partying and burning of all the left over junk that's here....

Got some stuff to fix before they get here so I'm going to be a busy boy this week......!

Gad damn it..... Still no hot water.

There's a leak on the new oil supply pipe they've fitted so I've got to wait for the plumbers to come back either later this afternoon or tomorrow morning.... Bugger!

It's no good though, I'm going to have to have a wash today so it's off to my parents house later by the looks of things as I'm off out tonight with Lady Friend for her birthday. I can't go this stinky!

Got the rest of the crap out the loft, cleared it of old unused wiring and now the water tank is out as well so all I've got to do now is fit a couple ceiling fans in the bathroom tomorrow and it's all ready for the insulation to be fitted Monday!

Oh, dads been up helping today and we've got all the outside lights working, the new one out the side and the old ones on the sensors on the drive....

Tick, tick, tick....... Getting through the list, keep finding things I've missed off though! D'oh!

So excited about your friends and the fixup party foreverempty! My friends were immeasurably helpful in working on my house for market.

The inspection of my new house yesterday went well - some small fixes they'll need to make but nothing too crazy. Looked at another house nearby that just came on the market. It had a much nicer yard, deck and living area flooring, but I like the floor plan of the one I already have the offer on better so I'm sticking with it.

I can't wait for close to get here so I have a little cash again! Lol.

I'm currently sweating it out.......

In my bath!

Can't believe it...... I'm not shivering cold, I'm laying here, all relaxed in nice hot water!!!!

It's just gone 2pm and I know this is very lazy of me but it's been such a long time coming.

Oh and the bath waste was leaking so I've just replaced it with a new assembly and the having a bath thing now is purely me testing out the water tightness..... Obviously....!

When I get out of the bath in a minute I am going to wander into my tropically hot bedroom and lay on my bed next to my radiator.... Not too close mind, I don't want to burn myself on it!

This such a great feeling and a bit of a milestone I think. If I've cured the leak, I can finish the bathroom and then I can rent out a room to help with the bills......! Yay me....!!!!!

Hallelujah for hot water and heat Foreverempty (not foreverstinky, lol!)

I had a showing yesterday, no feedback yet.

Open house scheduled tomorrow from 1-3pm. I am so jaded that I am not getting my hopes up at all.

We dropped the price $10,000! Painted the exterior of the workshop, removed some "illegal" wiring done by STBX, I put down 5 bags of mulch and 4 bales of pinestraw, pulled weeds, added flowers to the hanging baskets on the deck, raked up the back yard a little (no grass there.)

Not sure what else to do at this point. I can't fix the eyesores that he built around here. Just need someone to fall in love with everything else.........

So, there was a showing Friday, Saturday, and then THREE yesterday. One family from yesterday is coming back tonight for a second showing.Fingers crossed!

There is a house on my sister's street that is for sale. My sis talked to the owners and they said they aren't in a hurry and wouldnt have a problem accepting a contingent offer. I put in an offer the first day it came on the market and it was rejected. Then it went UAG. That deal fell apart so I put in another, full price offer. Someone else beat me to it and it went UAG again. Yesterday morning I saw it was back on the market so I put in another full price, albeit, contingent offer. It was rejected due to being contingent. I think their agent is advising them. Or else someone somewhere is trying to send me a message that that is not the house for me

Oh nutmeg, I really hope you have a contract on the sale of your house soon! It's sounding more promising!

I'm ponying up over $1K in repairs so far, plus they're keeping my fridge in lieu of several other repairs. (Nothing major, but I have to replace four window panes, one is custom sized, so that's $600 right there).

My option period on my new house ends Friday so I told my realtor that we need to make back some $$ there by expecting all of the little things to be fixed.

And, it's about time to start packing....I can't wait until it's August, and all of this is already done!

IWS - how did your open house go?

nutmeg - I wouldn't give up on that house so quickly. There's a reason it keeps coming back on the market...

Just fielded a call from my realtor. They've been asked by another realtor to do an open house this weekend (on Father's Day!?!) even though we have an accepted contingent offer. I agreed to it, as I don't have anything to lose by doing so.

I feel like after months of hurry up and get it listed, I'm just sitting and twiddling my thumbs. I suppose I could pack some more, but I just haven't felt like it, as I've got two months until closing and I've already cleared out all the storage areas and closets.

Went to look at a house tonight that is about to go on the market. It is one that was remodeled by the flipping company I mentioned before.

It's an older house - built in the early 1900's. Charming period details fused with updates and modern conveniences. Beautifully done. Well thought out. Perfectly to my taste and wrong for me in every single way.

My heart was singing as I walked through the house, while my head was screaming NO NO NO!

It went something like this...

Wow! What a beautiful yard! So big and peaceful!

How the hell are you planning to keep up with a half acre? And you really wanna shovel that 75 foot driveway every time it snows?

The vaulted ceilings in the upstairs bedrooms are gorgeous!

Are you even paying attention? It's 80 degrees up here WITH the AC running! Your electric bills will kill you!

That office could be a bedroom for the boy until he figures out his life.

You're going to put an 18 yo boy between the dining room and kitchen? Yeah. That'll go over well...

So, that house is off the list. Stupid brain. Sigh.

Oh nik, your post made me laugh. I looked at another house the other day - beautiful floors, gorgeous yard, roses, magnolia tree, gardenia bushes, beautiful grass - and all I could think was "I will kill all this within a year". I'm much happier starting with my new small yard that is a mess.

The owner of that house called my sister and asked her to ask me to call her. She likes the idea of the house going to a family, especially one with neighbors already on the street. I hope to be able to get in to see it tomorrow as I will be in the area.

The last deal fell apart due to home inspection issues.

I think we are going to have to come down another 5 to 10k in price, which is fine with me, I just want the damn thing gone.

And NIK that house sounded awesome... Lucky you have a sensible head to keep your heart in check!

I've finally got the shower leak free and fitted along with the riser.

My massive customs bathroom mirror hasnt turned up, apparently according to the couriers they've 'lost it'

Its a 2m x 1m mirror in a massive box.....! How the hell could they have lost it? Gutted because it really would have got the bathroom looking awesome this weekend and would have meant my visitors/helpers could have stood up to take a shower!

Another day of clearing out too and also weighed in my old hot water tank and some old pipe and got £85 for it all!

That made me happy! Oh and the £20 fitting I had to buy to get the shower fitted properly I don't need now so I can take that back for a refund!

That's going to buy me a fair few finishing off bits and bobs!

Got to go to sleep now as my mate, his girlfriend and another friend of hers is coming over early tomorrow!

I have no idea if I'll try to sell in the near future (I looked at a house today I would LOVE to buy, but it would be wildly impractical right now), but I know someday I will and in the meantime I'm working on doing repairs that are needed anyway.

Today I replaced the filter in the heater/AC. Okay, that's like a .005 the 0 to 10 difficulty scale, but at least it's done and it's the right size this time!

But I've just finished watching some videos on replacing the flush valve in my toilet. Tools and new flush valve are lined up and I'm about to take the plunge. Not literally if I manage to turn the water off correctly. Let's hope I do.
