persevere - Hooray on the check marks!!

Ellejay - your post slayed me. And was filled with very helpful hints. Thank you for that.

The biggest check mark I accomplished over the weekend was repainting all the spackled nicks and holes around the house.

Oh, and wasband agreed to take custody of our remaining cat temporarily while the house is on the market. I will miss the fur ball, but she's a major darter, and I have big fears of her escaping when someone comes to view the house.

Aiming to be on the market next week, assuming the insulation installation goes off without a hitch this week. Fingers crossed!

Bumping this ahead of the weekend in hopes that I'll stay motivated!

Here's my progress so far -

1. Arrange plumber to fix disposal Plumber coming at 8:00 tomorrow

2. Get estimate for redoing insulation in basement my friend "Jane" & her hubby are doing this for me on Saturday for just the cost of supplies. Free labor!

3. Remove tree branches at the bottom of the yard. DS and his friend are halfway through this. Hoping to finish this weekend.

4. Hang bedroom, office, and basement doors. Half the hinges have been morticed. I'm chipping away at this each night.

5. Install new garage door. Jane's hubby is procuring a Sawzall and helping me do this on Saturday.

6. Rent storage unit and move out tubs/boxes that are already packed plus excess furniture. Storage unit rented. Starting to load it up tomorrow.

How's everyone else doing?

Any showings/open houses this weekend?

The agent (who is stbx, I know, I know, he will put the comission in the college funds I have set up) seemed ok with the turnout but I am not.

I emailed him yesterday and said we need to reduce the price again. He responded with an email asking if I wanted to buy him out (for the millionth fucking time, no, I don't want to buy you out!), or what figure would I accept for him to buy me out.

That got forwarded directly to my attorney and we have a call today.

He better not interfere with the house sale or I will lose my mind.

Lawyer did reassure me that if push came to shove and he starts to not cooperate we will go to court and get a court order to have the listing cancelled with him and relisted with someone else, so that made me feel just a tiny bit better.

This morning he sent an email saying he talked to people at the bank who told him he could be approved to refi in his name only, and that he would do that and let me out of the mortgage in exchange for not taking half my retirement. Lawyer said not an option.

Gawd, I have a huge headache.

My realtor is coming over tomorrow afternoon to touch base and pick a day to have all done and put it on the market.

This weekend I will be cleaning out the gameroom and the attic, taking boxes to storage, working on the vents (sanding, cleaning, spraypainting) and cleaning the house.

Has anyone ever hired a stager? A friend did and her house sold the first day. I'm considering checking into it.

Jane and her hubby came through BIG TIME for me today. Insulation - DONE. Garage door installation - DONE. Lawn - MOWED.

Heck - they even changed a lightbulb for me that I couldn't reach.

Here we are in all our insulating glory (I'm the short one) -

Now to load up the car and make a few more trips to storage.

Okay just made yet another $200 trip to Home Depot, lol. Got all of the nickel doorknobs to replace the brass, a few plants, a couple of new toilet seats (just so they will look new and super clean), and additional cleaning supplies.

My realtor has set the deadline - he's sending the photographer over to do pics on Monday the 14th, and we're on the market on Thursday the 17th at 12:01 a.m. (he has this thing about doing that...lol).

So now I'm on a TIGHT timeline. Now I have to see if my mom can keep my dogs for a long weekend that first weekend, or find a dog sitter.

SO much still to do!!!

Ok - so much of my list done, time to write a new one.

1. Scrub cat puke spots on basement floor. (RIP Burt)

2. Make 237 more trips to storage.

3. Straighten up garage.

4. Send cat to Wasband temporarily.

5. Plant flowers in containers out front.

6. Hang shades in screen porch.

7. Wash windows.

8. LIST THE HOUSE!!

Seriously cannot believe I'm almost there. I'm calling the agent tomorrow to tell her I'll be ready to list on Thursday. GULP!

Omg nik! THIS Thursday???? wow!!!

I've replaced 14 brass doorknobs with brushed nickel ones today. I'm getting good with the electric screwdriver...lol.

I also painted trim in the kitchen and cleaned. Still much more to do but now I'm jumping in the shower to go have a quick dinner with new guy.

I am SO going to bed early tonight.

I am so discouraged at this point! Had the house on the market in Dec, dropped the price $25k in Jan and the listing expired in March. 30 showings, one open house.

I have cleaned carpets, bought fresh flowers, decluttered, removed pictures, turned on all lights, baked cookies, baked cinnamon rolls,left future homeowners a letter, etc.

Feedback was mostly needs updating. So I spent $3400 in granite, $500 in hardwood refinishing in the kitchen, $80 in window washing, $30 gallon of paint for me painting baseboards and window sills.

This was my list for Friday because we had 2 showings on Sat....and the house isn't on the market right now. The listing stays on the internet apparently and the agents called my old one. Both a big fat no

1. Blow leaves off of sunroom roof and pressure wash

2. Blow leaves off of the deck and patio after that

3. Clean the inside of the basement windows, remove the mullions and store in attic

4. Steam clean the basement carpet

5. Finish wiping down the metal parts inside the sunroom with the spray bleach and a rag. Still has mildew present. Need the ladder.

Still left to do ASAP: hire an electrician to fix the intercom doorbell that died. Estimates for time alone start at $100. Good grief.

Well, stbx did agree to do another price reduction, so that is positive. And there is a showing next Monday at 5:30.

I am starting to freak out a little though, I'm not seeing ANYTHING suitable in the town to which I'm moving.

IWS - Are you listed again? Is the market better in the spring/summer where you are? Fingers crossed for you!

Nutmeg - I'm glad he agreed to the price reduction. I hear you on the search for the new place. I'm so discouraged on that front. I'm in a university town. The vast majority of rentals are student-grade, stale beer and posters on the wall kind of places, which aren't the best environment for a single mom with a special needs kid. Everything else is visiting faculty-grade, which is expensive as all get out.

Deep sigh.
