Sounds like you had a great meeting, WhatsRight! As for the listing price of your home, DO go with the Agent's recommendation. And hey - if it's more than you expected, that's all the better! You want to list your home at the right price; I cannot stress this enough. I listed my home in 2008 at the wrong price (too high), and I got ZERO showings. Yes - ZERO. I just took it off the market completely in 3 months. At that point, it wouldn't have helped to lower the price - the listing was already "stagnant".

I agree 100% with Little Turtle - you do NOT have to tell the former realtor anything. Just because she listed/sold two previous properties does not mean you owe her an explanation OR apology for not listing this one with her. Period. When your listing hits MLS, she will likely find out you listed with another agency. IF she wants to reach out to you then, you can tell her that this new agent was a "better fit". You don't owe her more explanation than that. And IMHO, you don't owe her an explanation at all; but if she asks you, then just tell her that.

Good luck with your sale! I'm going to list mine early 2019 and hope for quick sales for us both!
