Ok - finally got the feedback on my three showings.
Showing #1: They hated the layout. They need a finished basement, mine is not.
Showing #2: They thought the house was nice. Their realtor couldn't understand why they even wanted to look at it, since they need a ranch, not a 2-story. The realtor thinks they were hoping the first floor bedroom could be used as a master, but it's only 8x10.
Showing #3: My house is "everything they want in a house." They need to make a decision quickly and they like mine, but they are going to look at more houses tomorrow. Fingers crossed.
So, nothing for me to fix before the open house, as I can't really change a floor plan or finish a basement in two days.

Those first 2 viewings sound like they were a bit of a joke!
My new heating oil tank has been delivered this morning ready for the new boiler installation next Wednesday! Hot water at last! Yay....!!

Wow, NIK, that would be amazing if you get an offer from showing #3!
IWS - my agent was shocked that we even got 1 showing over the holiday weekend. She also said that this week tends to be a light one, as many schools get out before Memorial Day and families take vacations. Trying to be patient. Trying really REALLY hard to be patient. Here's my patient face -

5 days now, zero showings. I wish my realtor had warned me about this notoriously light week! Not having school aged children made me forget vacations were most likely happening right around now.

Do you have an open house planned?
After 6 days of nothing, I texted my realtor who said she was just thinking about an open house.
She wanted Sat next wknd, but I said Sunday. She didn't really like that, but I need my kitchen on Sat!
Last open house we had over the winter brought 7 buyers/lookers. A few from the neighborhood just being curious. Ugh!
Hoping for good news. I am getting stressed about carrying this mortgage. If he doesn't pay something to pay me back for May, I don't have the money for June. Scary!!

We have a showing tomorrow morning, an open house tomorrow afternoon, and another showing on Sunday.
I have to keep reminding myself that I've only been on the market for a week.

Had a showing at noon today, just read the feedback. Everything looked good, but the backyard won't work for them. Too many trees for the pool they want to put in. Uh....this neighborhood is known for it's mature trees and there is an Olympic sized pool one street over in the neighborhood.

IWS that's pretty good feedback although a bit dissapointing about the pool think....
Oh and yes NIK, no heating or hot water..... When I moved back in just over a month ago it was 11degC inside the house in the day. I had to open the windows to get some warm air in!
New boiler will sort that and it means I can finish the bathroom! Yay!

I GOT AN OFFER!!!
A couple from my neighborhood came to the open house today, wrote an offer, and wanted a response by 9 tonight! They offered just slightly under asking, which was better than I had expected.
I'm countering on some minor stuff around their one contingency (sale of their current home), but I don't expect it to be an issue.
Closing date in early August, which gives me plenty of time to find the next place.

I am SO very excited for you!!!
Inspection of my house went pretty well. A few things I had to fix, but we negotiated the rest by giving them my stainless fridge in the kitchen, they really wanted it, and it was a guilt gift from XWH before DDay.
In the meantime I just offered on my second house and it's been accepted, though I have a 14 day option period to keep looking. I like the house and neighborhood a lot, but ideally I'd like to be a little closer to my current neighborhood. So we'll see...

Yay NIK!!!! SO happy for you.
2nd showing is a NO. Too many things added up for them that they didn't want to tackle.
I emailed STBX a laundry list of things he keeps saying he has "friends" that will do it. Like hell. I've been asking for months.
There is a musty smell under the house so I think I'll get someone to put in a condensate pump for the a/c and see if that helps.
The huge custom front window has a broken seal so I've contacted 2 companies for quotes.
They hate the big homemade firepit STBX made. Many negative comments on that beast. Don't know how to fix that.
They also said they would have to take down trees.
ARGH! Over the winter comments were an apartment building was too close. Now that the trees are obscuring the view, we've had back to back comments about too many trees!
I am so, so discouraged. Cried myself to sleep. Feel like my child is ignored and nothing is going my way yet. I know it will get better, but I am cracking.

FWIW - I wouldn't do JACK about the trees. The window seal? Yes. The musty smell? Probably.
How is the market going where you live? How confident are you that the house is priced right?

(((Hugs))) It's going to be okay iws.
I agree with NIK, and focus on what you can change, including improving the positive points of the house. Is it freshly painted, cleared of any unneeded furniture, etc so it looks as big as possible room by room, etc.

How you doing IWS?
You were very down last time you posted.
I've been away the last 5 days but been lazy today.
Having my new boiler fitted today and tomorrow, hot water and heating for the first time this year...! Yay! And a lot less mess and more room in the garage now the bulky old boiler and cylinder are gone.... Got a massive hole in the side of the house where the previous owner hashed in the old boiler. Surprised the house hasn't fallen down....!
Home for a week or so now, need to get my working on the house mojo back again.
More garage clearing I think, then I can move the baby furniture in there out of the house. It's one of the last things that's getting to me now.
Any other news NIK & persevere on the new house searches and offers?

Waiting for inspections to be scheduled. Had a realtors' open on Tuesday morning. The feedback was largely positive, although one agent wrote that my decor was "cold and sterile." Oh. kay. Wha?
Anyway... I'm looking at a couple of homes that are being flipped by a local company with a fabulous reputation. They are willing to do contract sales, so they are my best hopes of buying a house right now. If neither of those homes works for me, I'll rent for a year. Haven't made much headway on that front, however. Waiting for one property management company to answer about the posibility of pets in their rentals since we have a cat.

Good luck nik!
My situation is moving along but I feel like I'm writing checks left and right! The inspection for my new home is tomorrow morning. I'll need to pay $260 for it. I'm now in about $1000 on the repairs I'm having to do at my house due to the inspection. The most expensive is $600 on three window glass panes that have to be replaced and then there's one that has to be resealed. Oh, and I had to pay for the locally required energy audit, another $160.
Can't wait to reach closing!
