I am absolutely EXHAUSTED from house prep - yesterday and today. Tomorrow afternoon my realtor is dropping by for final walk thru.

I have to say that moving the huge entertainment center around our flat screen into the office and making it a display area (it pushes together) was the smartest idea ever! My living room looks HUGE now!

Also, paying a company $225 to clean my living room wood floors was a waste - they don't look much better - but on the flipside, I would have double guessed myself constantly if I hadn't done it. They do look somewhat better, and without the entertainment center you can see SO much more of the floor that was previously covered (and therefore not damaged so looks good).

Caulk has become my new best friend. Showers and tubs are looking good now.

Tomorrow is cleaning, cleaning, cleaning and finishing up. Whew - I'm exhausted - seriously.

I really hope the hype about Austin's market lives up...

Congrats on your progress everyone...

I've decided to join the club.

5 months of living in my parents spare room and after 3 breakins, 1 of those by stbxWW with an axe, I have finally moved back to the marital home, another massively hard decision as she's living it up responsibility and debt free in a swanky pad in the city.... Pretending neither me or former DD even existed, partying and shaggin around by all accounts.....

It's been so hard and involved a LOT of tears.

I've no heating and it's averaging 11-12 deg C inside the house at present...!

Jobs done over the past week...

Dismantle baby furniture ready to sell.

Steam off baby's wallpaper and peel off transfers (unfortunately took some paint off so remedial work needed)

Take down baby's curtains and light fittings.

Moved all our bedroom furniture across to now empty babys bedroom so I can start on finishing the master bedroom and start building the en-suite.

Several tip runs trying to empty a lot of rubbish from garage and house.

Empty and wash coal store in readiness for new boiler to be fitted in 3 weeks.

Weeded and Power washed the back of the house, walls windows and the lower patio. (Now our old English sheepdog has been re homed the other week I'm trying to clean up what was her run so the house stays cleaner walking in and out the back garden)

Fit new lock to garage to help prevent any more breakins (thanks dad for that one)

Fitted alarm with an autodialler so if someone does break in it rings me, that's how I found out about last break in, my phone rang whilst eating dinner at my parents (made me feel very sick!)

Me living up here means I have to sleep in the bed where WW and MOM were f@@king in former DDs nursery

I hate being here.....

There's SO much to do and I'm facing against reposesion, not sure who's going to win, me with finishing and selling or them with reposesion. It'd be a shame to sink several £k into finishing the house only for them to foreclose on me

The what's left to do list is immense....!!

Fit skirting in dressing room.

Plasterboard walls and ceiling in master en-suite.

Plumb and wire en suite.

Fit new shower and enclosure.

Fit new his and hers sink and vanity unit.

Fit new toilet.

Fit new flooring to en suite.

Finish master bathroom bath paneling and tiling.

Measure and order and then fit mirror for shower splashback.

New boiler to be fitted. (7th June)

New lot insulation to be installed following boiler replacement.

Fit architrave around loft hatch.

Finish wall papering the landing.

Paint all doors, frames, skirting and new banisters.

Connect up electric element for towel rail in main bathroom.

Touch up/re decorate where needed in bedrooms.

That will be upstairs finished....!

Pack up all fDDs toys and belongings.

Pack up the remainder of stbxWWs belongings to either throw out or return to her.

Kitchen worktops to be fitted.

Slash backs around worktops to be tiled and grouted.

2 lengths of coving needed to finish ceiling.

Skirting board fitting in kitchen

New kitchen door to be hung (to replace the one stbxWW axed through)

Patch up holes in ceiling from speakers I removed.

Finish fitting kitchen units around electric meter and order replacement door for under sink.

Put last tile down on kitchen floor then grout the whole kitchen floor...!

Redecorate kitchen from dog damage.

Finish wiring for outside lights.

Fit outside light over side door outside lounge.

Fit skirting board in lounge.

Move Satelite cable to run under the floors rather than around house.

Front sitting room with coal fire I think is done apart from fitting new door.

All woodwork and doors to be painted downstairs.

That's the downstairs pretty much finished.....

Repair concrete patio in rear garden

Repair patio out front of house.

Repair render around new garage door and new side door.

Re paint the whole of the outside of the house.

Strip paint off porch, repair wood where damaged and re paint.

Cut down tree in back garden for new heating oil tank to be installed.

Tear down all rotten wood and smashed window around rear garage door and replace with marine ply to make it all secure.

Weed and replace/repair upper rear garden patio

Replace remote control system for barrier across the drive way.

When everything else is finished, the final job will be to replace ALL the carpets throughout the house with new including new underlay as there isn't any at present.

Then when it's all finished, and it finally becomes my dream home....

I'll have to sell it, hopefully all the work above will get it out of negative equity.....

If it makes a profit, I'll have to give whore faced skankalot half of it even though I've spent all the cash on it and done all the work.....

Now I read back and think about it, really what's the point????

Keep ALL receipts, and as part of the divorce agreement on the house you should be able to arrange to be credited back for at least 1/2 your expenses when the house sells.

It is exhausting and a lot of hard work, but I can see the light at the end of the tunnel now. Just chip away at your list one thing at a time. ((foreverempty))

Absolutely keep track!

I paid for all the fix ups on the house, and we had planned that I would be reimbursed for those expenses out of the sales proceeds BEFORE the remaining equity was split.

Now, of course, Wasband has walked away from the house, is signing a quit claim, and will get nothing from the sale because he owes me $$.

The point is, you should not be eating those expenses.

Realtor will be coming sometime this next week for pictures. I'm still cleaning cleaning cleaning cleaning, but all the work is done. The cat is heading out to wasband's today.

GAH! Realtor just called. The assessor's office changed the ownership on my house to some development group on Friday. It's clearly a clerical error, but WTH??? Seems like little things like this always pop up to complicate a house sale.

So glad the realtor saw that NOW rather than later.

Wow nik - glad your realtor caught that! I'm hoping there are no little snafus in my title work. I've been a little nervous that what my realtor sees on wherever he looks shows my outstanding lien total to be about $20K higher than my mortgage balance. I don't know how to verify what liens are actually on my property - so if anyone has any ideas I'd appreciate any suggestions.

My realtor was not able to come by last night. He wanted to come by last minute early in the day, but I wasn't DONE yet, so I said no. He's supposed to come by tonight. Pic's tomorrow, then on the market on Thursday at 12:01 am.

That's the plan anyway...I really hope that's how it goes because next weekend is a holiday weekend and I'm supposed to be out of town.

I had mulch delivered on Friday and a landscaper was there all day yesterday weeding and edging and laying mulch. I have a huge (2+ acres) lot and it needed sprucing up.

The showing for today was moved till tomorrow at 3.

I asked him when he was going to bring me papers to sign for another price reduction. He said "I'll get around to that after I get the papers from your attorney. You need to get on that."

I did send a quick email off to her asking when she thought she'd have them ready.

Photographer just took pics - house goes on the market at midnight tonight. If I don't get a decent offer this weekend I'm considering hiring a stager. I'm wondering if I should have just done that already....

25+ showings this weekend, well since Thursday, finally got an offer - AT ASKING PRICE!!!!! Yay!!!! But they want a 31 day close, so I'd probably need to be out by June 22nd - ACK!!! My realtor was shocked we've only had one offer out of that many showings and then for it to be asking price??? Lol.

Also expecting a 2nd offer shortly, but they will let me leaseback into late July, though I don't know their $$$ offer yet....

Selling a house is like playing poker, I swear!

Now I need to find where I'm going to live! But it's a good problem to have under the circumstances....

Congrats on the offer, makes all the hard work seem well worth it I bet! Hope the sale goes well for you a d you find somewhere to jump ship to in 31 days even if it's just a stopgap!

NIK my list is still the same length, I'm working through boxing up all DD and WW things and stacking them in the garage for either WW to collect her bits and SS to collect DDs things.

Got to empty the loft and do the same with all that crap, there's a lot of wedding stuff up there so I'm not looking forward to that job!

I've been away for the last 3 days as well having a bit of fun with friends with their fast cars, fallen in love with my mates new Aston Martin Vantage, decided I want one as my next weekend car.... I have no idea how many years that will take for me to save up for one especially with the debt I have to clear first but hey I can dream a little! He took pity on me and bought me a new wing mirror for my Vectra which has been missing now for almost 2 years....

Got to add that to my list of jobs to do now!

Keep plugging along foreverempty - you'll get there!

The second offer was better than the first - $2500 over asking price, please leaseback option allowing me to stay in the house until the end of July. So WINNER! The realtor also sent a brief summary about the couple - they sound very stable so gives you more confidence that all will go thru without a hitch. Their son is graduating with my son next week.

I'm looking at a property in my area tonight that is not yet on the market because properties go fast in my area, so we'll see.

The feedback was that they liked it but right now they are only qualified for a lease to own. Stbx says he is trying to help them get financed. I don't know what the truth is.

But, he did say he was sending over papers to drop the price again. This drop will bring us down into a more reasonable range, so that's good news.
