Got an offer today. A MAJOR low-ball offer. Rubbing salt in the wound is that it is from someone I work with. He knows about the D, but has no idea about my financial woes.

How bad of a low-ball? Well, with his offer, I'd be bringing a 5 digit check to closing to pay off the balance.

Ugh.

I doubt that we can come to terms, but you can't win if you don't play, so it's time to set the emotions aside and attempt to craft a counter offer that doesn't land me in bankruptcy court.

I'm sure he does, but I have serious doubts that he'll be able (let alone willing) to come up enough on price to make the deal. He's already sitting on a house in another state that's still in a really down market.

I should have added some mojo to this thread awhile ago. My mother left me her house in her will and after I let my daughter live in it for two years, it was trashed.

But I spent a week cleaning up and throwing away, and I sold the place for 2500 more than my selling price! And it only took a week to get the offer!

Isn't it amazing all the little things that need repaired to get a house ready to sell?

Things we really never noticed. The expense is rediculous. Since putting mine on the market, I've had to replace the kitchen sink at a cost of $350. 3 windows need replaced from having bb holes in them from the previous owner. The arch window seal broke and the glass guy said it would be $1008 to replace but he can't do that unil I replace the rotten wood around it. There are at least 5 rotten pieces of wood outside to be replaced and then I will have to paint.

I just want to scream. Money gets tight when it comes to things like this. BUT I know that at the end of the day, things will be ok. It will sell and another family will come in to make many happy memories.

I returned to SI yesterday, it was my un anniversary, would have been 28 years. I saw this thread and could not wait for yesterday to be over to come to this one.

I am still in the house we built, raised four children in, and agreed in the divorce to put it on the market last June. Well, I had a delay, as my oldest son got married in May, and then my sweet mother got very sick and died in July. I have been going back and forth to her home, 500 miles away, during her illness, death, and clearing out the house I grew up in. It has been such a process, but with the help of my siblings, we did it.

Time to turn full attention to my house. Crumbling with grief, and on the heels of my mom's death, every task felt monumental.

My best friend, Mary, who is in real estate, asked me the question that changed my world.

How do you eat an elephant? The answer saved me from going crazy. It is " ONE BITE AT A TIME"...... I applied that to every second and still do. I got my house decluttered, recarpeted, touch up paint, we are talking 12 years of living here, four kids, two dogs, two cats.

I got it on the market early this month. in 12 days we had 24 showings! I planted a St. Joseph statue and got an offer on his feast day, March 19.

I am still eating that elephant, I move out April 30. One bite at a time, one box at a time. It is very emotional at times to think of leaving this big house that I raised my family in, but then I think of the little house I was able to put a contract on, and thoughts turn to the sunporch there, and the little fenced yard for my dogs. I will be ok.

I hope that the thought of eating an elephant helps just one of you. Mary's words echo in my head daily.

Now we're cooking.

We reached an agreeable offer with the low-ball buyer about 2 weeks ago. We'll be bringing money to closing, but nowhere near the 5 digit check I feared. My mortgage guy offered to write a personal note at 0% interest for the money needed to close. He said he would do that for me, but won't do the same for Wasband's portion of the payoff because he doesn't deserve such favors. I got a good chuckle out of that.

The only contingency on the offer is for the buyer to get financing. I know the guy (we work in similar departments at the same company) and I'm very confident that he'll have no problems there.

Inspections were yesterday. There's a reasonable list of small items to deal with, all of which we are agreeing to fix. The biggest item on the list is a broken spring on the bigger garage door.

Closing is mid-May. We have already moved everything out of the house except a large tv armoire. I'm going to offer it to the buyer. If he's not interested, I'll Craigslist it so I don't have to move it myself.

I can almost make out the light at the end of this particular tunnel.

I can relate to all of this, being on my fifth move in as many years...

New place is sweet, but I haven't unpacked much yet. Got an attack of the lazies ... One more Saturday of cleaning and the condo will be staged and listed. It looks fab, so fingers xxxxed.

Exhausted beyond reason.

I have been in this house since 1989, brought my babies home here from the hospital, all the holidays here...

But it is time to move on. This will be the biggest last hurdle I need to accomplish

Hope it all goes through without a glitch!

I've not done any more on mine since the last post as I'm contemplating keeping it now if I land a job tomorrow I've been trying for.

As such I want the house to look as scabby as possible for the divorce settlement valuation!
