I have to go before the local Planning Commission today so I can get a variance to put a small shed on my lakefront lot. It's a tiny lot, so entirely within the Chesapeake Bay watershed. It's actually easier to build a house than just put a shed there - they had problems in the past with people "camping" out in sheds. I plan on telling the board there's no chance of that. I will bring a camp potty for emergencies, but I primarily need a permanent, lockable place to put my gardening tools as well as observing the wildlife. I've already paid for a site plan and a big chunk of $$ just for the variance application, so if I don't receive approval, all that goes down the drain. It's been my retirement dream to own a small piece of land near water, so please send good vibes my way today. Thanks!!!

Thanks guys! I got the variance, and even got it extended to five years concurrent with the approved site plan, so there's no rush. That's a good thing, because I need to plant some fast-growing, deer-proof trees/shrubs to screen the neighbor's property. They have managed to move even more crap onto their property than they had previously (i.e., a bright red cargo trailer). Thankfully, my shed will have its' back to their property, but it's still an eyesore when you drive up to the location, as it's a cul-de-sac lot ending at the lake. Probably why it was on the market for so long. Anyway, mojo greatly appreciated!! Oh btw, Amazonia, I had checked out the tiny houses website, and the ones on a trailer base wouldn't need a permit, but holy cow! Those things run upwards of $40K! They're cute, but not THAT cute.
