Good luck with it NIK
Let us know what they think of the place.
I finally put the last tile down on the kitchen floor tonight, been far too long getting around to doing that. Got to grout it now and that's one of the free jobs ticked off the list.
Got the ride on mower working as well so dad buzzed around the garden on it and mum did another couple hours of packing while I routed through the garage.
Got social services coming over Thursday so they will take any of DDs things they feel appropriate, the rest I can get rid of to a charity shop or something. Going to get one or two photos of her framed and put them up in the house somewhere nice. Only small ones, just for memories sake. Think I'll like that.

So today I mowed the rear patio, yes that's right mowed it! The weeds and grass have taken over in the joints so I mowed it before spraying with weed killer...
Sprayed the weeds on the back patio, front patio and drive and the steps down to the front garden. Not sure if it's strong enought weed killer but I'll soon find out of I need to do it again.
Grouted the kitchen floor...! Yay..! Just need to give the tiles one last polish in the morning when it's all fully dried. It's looking pretty good
Not sure what to do tomorrow. Got a meeting in the afternoon but really need to get some more tips runs organised although I'm having to get pretty ruthless now. The things I'm starting to throw out I don't really want to get rid of but I don't need and most of it is sentimental junk if I'm honest. Ho hum

Realtor told me not to expect a lot of showings until after the holiday weekend. Not the BEST timing for going on the market, but I'm there.
Open house scheduled for June 2.
On a different note, I looked at a rental "house" last night, and I'm thoroughly depressed. It was an absolute HOLE. Outside was cute from a distance, but up close, the maintenance was awful - peeling paint, crooked stairs, missing screens...
Inside you had to bend down to avoid hitting your head on the stairwell ceiling, the floors were uneven and in terrible condition. Ugh. I wouldn't even stick an undergraduate in this house.
And the rent was $1300.
I'm going to end up living in a van down by the river.

Keep looking NIK the perfect place will be out there for you don't worry too much just yet!
Busy morning and evening today.
Finished cleaning and polishing the floor, they are 2 foot square polished porcelain, they look ace but took a lot of scrubbing...!
Then had some good news, got someone who wants to rent a room in my other house, that made me very happy, then went to that house to check it over and one of the people who are already there told me they lost their job yesterday and may have to move out imediately (already a month behind on rent!) bugger...! Giveth with one hand and taketh away with the other...!
Picked up the electric plane from dad and have fitted the plinths in the kitchen this evening and have spend the last few hours cleaning and scrubbing to try and get the place clean to live in while I do the rest of the work. I don't think this house has ever been this clean! WW never really seemed to put a lot of effort into housework even when I was away for weeks and she was only working 3 days!!! Go figure??
Social workers are here in the morning to pick up DDs things, anything that's left of hers will then go to a charity shop.
Very little of WWs things in the house now, most is boxed in the garage, just bits and bobs left now.
You find the strangest of things when your cleaning.... Down the back of the dishwasher was the piece of paper WW asked me to write my number down on the the day she asked if I was serious about taking her out..... That was a wow moment....
I kinda reminisced, then thought "wish I hadn't giver her that" then put it away and carried on with what I was doing. Very strange

Wow, forever. That is an interesting find. It speaks to your continued healing that it didn't throw you for a loop.
Officially on the MLS now. A bit surprised that the agency added some Photoshop decor to one of my rooms. Guess it was too boring in its stripped down state.
LMK if you are interested, and I can PM you the listing.
Also had my first drive by interest. A woman pulled up while I was watering flowers and asked if the house was for sale and if I had any flyers.

No work on the house today but social services have been up here all morning and they've now left with all my daughters belongings, clothes, toys, photos, life story book from her birth parents, so she's all gone now.
I'm left with my card and 'daddy's little girl' statue from last fathers day.
I was doing ok till the last 2 boxes then I lost it with tears. It's done now though. Another hurdle cleared and the house a little emptier.

Oh gosh foreverempty, that had to have been hard.
persevere, I am uber jealous of you!!! That is fantastic yours sold so quickly and for such a GREAT deal!
IWS - Are you listed again? Is the market better in the spring/summer where you are? Fingers crossed for you!
Listing goes active again this Saturday. I made the realtor rewrite it because she was oversellling it, IMO. I also had to ask her to add in some pics because I want no surprises for the lookers, you know? 30 showings last go around and not one single offer. I am now competing with 5 other listings in the neighborhood and I am priced right in the middle.
I work full time so trying to spiffy up in a couple of hours each night is not working too well. Tonight I cleaned some more windows inside and out, dusted the entire upstairs, blew leaves off of the deck, rolled up the hose. Painted baseboards here and there last night.
Little things that NO one will notice...but surely they would if they hadn't been done.
Still need to clean the kitchen, put away all of the toys, clean the laundry out, clean 4 bathrooms and mop all of the hardwood floors.
One thing positive about moving...I will be much happier cleaning something much smaller!
Cross your fingers and toes. I am hoping the new granite, polished floor and fully leafed out/mature tree private backyard makes someone say YES, I'll take it!!

Thanks for the hugs ladies. It was a tough day indeed, the social workers were both very good with me, we've grown very close, one has worked with us for 2 years now on the assessments and placements and DDs SW has worked with us for the past 12 months. Both said none of this was my fault and that they admire and respect me for speaking the truth and putting DDs future and safety above my desire to reconcile with WW. They know how hard it was for me.....
IWS good luck with the house this time around!
When mum and dad came around my house this morning they said it was cleaner than they've ever seen it... I did that!
I'm happy being house proud again, even in the middle of the construction works

IWS - I completely agree with this. My strategy has been to minimize anything negative that could be noticed, and I think it's worked.
I thought about this even more as I've been looking at properties where that effort was not made. It's just human nature to notice the negatives first. That doesn't mean update EVERYTHING, but selectively pick what's easier and less expensive to update. I focused on the outdated brass features, such as some of the ceiling fans. I replaced the brass ones with nicer looking brushed nickel versions, but left the all white ones. I updated all of the brass door handles with brushed nickel. Other than that, paint, clean and caulk....caulk really has become my new best friend.
My other positive idea was renting a storage unit to minimize and declutter - it helped a LOT. I saw a great house that would have benefitted majorly from that. Though they also chose to leave the AC OFF during the showing so it was 88 degrees in the house! I turned my AC down to 71/72 during the showing period. The less negative distraction the better. Keep the focus on the positive features of the house.
Good luck to all! Inspector will be here at 9 am - hoping for no surprises!!!

Persevere those are some really good suggestions, especially the declutering by getting storage. I'd have never thought about the air-con thing as we generally don't have any over here but the littlest of things can make such a difference.
It's so hard especially when you have to live in a house with children.
Can you guys ask your realtors(?) for advice on presentation prior to them taking photos and listing the house?
Over here there can be massive differences between estate agents. Some just turn up, take photos and put an advert in their window and internet. Others will give out advice on improving saleability and presentation prior to marketing.
